DST Property Management will make sure your Association is fiscally sound. We will work with your board to make sure they understand their financials. Our experienced accounting staff and your property manager will create customized reports to fit your needs.
Financial Reports – Our standard monthly financial reports and year end reports will include a profit and lost statement with budgeted vs. actual figures, cash disbursements, and delinquent receivables.
Annual Audit – An independent CPA, firm hired by the Board of Directors, will work with DST Property Management to conduct an annual audit, review or compilation of the Association’s finances is highly recommended.
Budgeting Process – DST Property Management will prepare the Association’s proposed budget for the coming year. We are happy to have financial workshops to make any necessary changes to the proposed budget. Once approved for mailing, DST will mail out to the Association a copy of the proposed budget with the meeting notice along with a reserve schedule.
Delinquency Assessment – All delinquent owners will receive notification of any delinquency according to their documents or guidelines for notifications. We will also work with your community’s attorney on collections.
Owner Payment Options – Residents can make Association payments by mailing checks directly to the lock-box, paying online by credit card or “e-check”, or setting up automatic debit from the owner’s checking account.
Vendor Payments – All Vendor invoicing will be uploaded to your community’s portal for board approval. Check signatures can be processed on paper or through an online portal.
Bank Accounts – Bank accounts are reconciled monthly.
